|
- Fed held at 3.50% to 3.75% on April 29, the third consecutive hold. Cost of capital is staying put.
- Multifamily supply is collapsing. 2026 deliveries forecast at 333K units, down 36% YoY. Lowest since 2014.
- Sunbelt led Q1 absorption. Charlotte projected #1 for 2026 rent growth at +5.7%. The Carolinas showing green shoots.
- $3T+ in CRE debt matures by 2030. Banks are pulling back. New loans at 60% to 65% LTV producing 8%+ returns. Private capital is filling the gap.
- Florida active inventory down 8% YoY in March, reversing the multi-year trend. Sun State buyers are back.

What it means for you

If you have an old 401k from a previous W2 role, a traditional IRA collecting dust, or a self-directed account you've been sitting on, here's something most operators overlook.
Those funds legally cannot be invested into your own deals.
That's not our rule. That's the IRS. Self-directed retirement accounts are required to be deployed into someone else's deals to keep their tax advantages intact.
Which means while you keep operating your own active business, that retirement capital can still be put to work passively, in our deals and our network's deals, generating returns alongside what you're already doing on your own. You don't have to choose.
